Complete strip and reroof of a social housing property delivered with the resident in occupation. Stripped, re-felted, re-battened, re-tiled, inspected and signed off in five working days.

Scope of Works

Delivery in an Occupied Property

The resident remained in occupation for the full duration. Works were sequenced so that the roof was never left open overnight without weatherproof cover, and access, noise and dust were managed around the household. The property was returned watertight and clear at the end of each working day.

Sequence

Strip to Completion in Five Days

Strip out of existing roof covering revealing degraded felt and battens
01 Strip out. Existing tiles, battens and bitumen felt removed. Underlay perished and battens degraded.
Roof stripped back to rafters with operatives working
02 Stripped back to structure. Rafters and trusses inspected; existing insulation and debris cleared.
Breathable membrane being installed over rafters
03 Breathable underlay installed over the rafters, laid to falls with correct laps.
Eaves detail with new rainwater goods and eaves protection tray
04 Eaves detail. Support tray and new rainwater goods installed to discharge into the gutter line.
Membrane and treated battens across full roof slope
05 Treated battens fixed to gauge across the full slope.
Re-tiling underway over battens
06 Re-tiling. Concrete interlocking tiles laid from eaves upward.
Completed roof slope with renewed chimney flashing
07 Completed slope with renewed chimney flashings dressed and sealed.

08 Complete. Ridge bedded, verges finished, roof handed over and signed off.
