Full renewal of the pitched and flat roof coverings to an occupied property housing vulnerable residents, carried out beneath a fully sheeted temporary roof. Works in progress.
The property is home to vulnerable residents who remain in occupation throughout, so the roof cannot simply be opened up and worked on in stages of good weather. The whole roof is enclosed beneath a fully sheeted temporary roof on an independent scaffold, which means the building stays weathertight from the moment the first tile comes off to the moment the last one goes back on.
That decision drives the rest of the programme. Work continues regardless of weather, there is no need for temporary covering at the end of each shift, and residents are not exposed to the noise, dust and uncertainty of a roof that is opened and closed repeatedly.
Existing coverings stripped and renewed, with all ridges, hips and verges completed as dry-fix systems rather than bedded in mortar.
The flat dormer roof areas renewed in three-layer built-up felt, with upstands, abutments and outlets fully detailed.
New rainwater goods throughout, with soffits and fascias renewed at the same time so the eaves line is rebuilt as one complete detail.
Dry-fix ridges, hips and verges remove the mortar bedding that is usually the first thing to fail on a roof of this age — a mechanically fixed detail that will not need repointing in a few years' time.
