Overlay waterproofing to two flat roof areas of an occupied residential block, using the Bauder Total Roof System. Works in progress.
The existing felt waterproofing on the two flat roof areas had reached the end of its serviceable life. Rather than a full strip and structural rebuild, the roofs were assessed as suitable for a Bauder overlay — the new system installed over the prepared existing deck, following surface preparation and localised remedial works.
Doing this while scaffold and access were already in place kept disruption to residents and cost to the client both down.
Bauder K5K capping sheet — elastomeric bitumen with a 250g/m² spunbond polyester reinforcement.
BauderTEC KSA DUO — self-adhesive elastomeric bituminous membrane with glass lattice reinforcement and DUO lap technology.
The system allows flame-free detailing for application near combustible construction materials — a key safety consideration on occupied residential roofs.
Installed as a two-layer, self-adhered system to both the Main Roof and Roof 2, backed by the Bauder system guarantee.

Completed installation photography to follow on handover.
